How this layout should work
Design around verified structure rather than the apparent empty shell. Floor elevation, slab condition, garage-door infill, ceiling height, fire separation, existing utilities, and legal openings can reshape the layout. Preserve access to any equipment that must remain and avoid placing permanent cabinetry before concealed conditions are investigated.
Site and utility coordination
Start with permit history and an existing-conditions survey. Confirm where sewer, water, electrical service, gas, drainage, and fire separation already exist, then price the work needed to make those systems legal and serviceable. A conversion can lose its apparent cost advantage when the slab, roof, utilities, or unpermitted alterations need correction.
Plan-review conversation
Bring the approximate footprint, intended use, bedroom count, entry location, window orientation, and preferred utility wall to an early designer or department conversation.
