Coming soon: utility proximity mapping.

For now, use this manual checklist to avoid assuming that a line on a map means connection is available.

  • Find the water district or private water company.
  • Find the sewer provider and ask whether sewer is actually available to the parcel.
  • Check electric utility service territory and required line extension costs.
  • Ask about fire access, fire flow, hydrants, and driveway requirements.
  • Ask about meter upgrades, connection fees, capacity fees, trenching, and easements.

Educational estimate only. Tiny home, ADU, zoning, utility, septic, and building-code rules vary by parcel, city, county, zoning district, overlays, and utility provider. Always confirm with the local planning department, building department, environmental health department, fire authority, and utility provider before buying land, designing, permitting, or building.
